I have a FEMA certification the house is above the flood hazard level and thus no flood insurance is required. During extreme flooding conditions the basement will fill to a foot or two of water but will also empty very quickly back into the ground. There is nothing in the basement other than the sump pump and as such there is no harm done to any equipment. All heating, AC, wiring etc. are in the garage well above any flood hazard. What is the correct name of the kitchen granite counter tops?  It is called Rosewood. Is there a central vacuum system in the house? Yes What are the exterior walls; 2x4 or 2x6?  Existing building is 2x4 and new construction is 2x6. Is the heating system zoned or simply controlled by adjusting the dampers in each room? There a 4 zones for the house. Each zone has zone control dampers that are controlled by the thermostat. No manual adjustment of dampers is required. Is there HEPA air filtration on the system? HEPA filters can be used in the air handler for the furnace. The name of the Brazilian hardwood flooring in 35. Brazilian Cherry. The dimensions of the pool. 16’x33’ The general date range you were portraying with finishes in the house and particularly in the living room I would say 1700’s to early 1800’s. The fireplace in the Master bedroom is natural gas. The roofing shingles are in theory “lifetime”. Is that defined anywhere as to a practical life expectancy? Is there a warranty on the roofing shingles and if so do you have the details somewhere? It was a lifetime warranty for the original owner and maybe one transfer. Regardless, a lifetime warranty implies a 50 year shingle. Can you please provide twelve month fuel and electric cost figures? (Separately for both houses please) See below for income and utilities for 2015 and 2016.  The 2015 figure is an educated guess for utilities because they were not separately kept track of until half way through the year. Please mention any special features that we may not have covered. For example, you mentioned the two shallow wells that serve for the heat pump system for 35. You also said those are shut off in the coldest part of the year. Please provide details for this system that I can pass along. Also please explain the current roof mounted and heat pump systems and what they provide for (domestic hot water or pre-heating for baseboard heat for example).  The shallow wells are the supply and return water sources for the ground source (geothermal) heat pump system that provides the primary heating and cooling for both houses. Because they are shallow wells, they get more temperature fluctuation than a drilled well. If the water temperature goes below 40 degrees then the heat pumps will switch to their backup heating source which is natural gas for #35 and electric for #37. This usually occurs for about a month in the February/March timeframe.  The solar hot water system on the roof of #35 provide preheated water for the gas fired hot water tank. There is also a separate solar hot water tank for storing hot water. The solar should take care of most of the hot water needs.
