The River Houses at Cable Mills are 14 stunning new homes, situated along the Green River, steps to downtown restaurants, cafes, theaters, and Williams College.  Each house offers spacious, modern interiors that erode the boundary between interior and exterior.  The houses respond to their natural surroundings - river, meadow, and woods.  They are clad in western red cedar, a durable, renewable material that is well-suited to the Berkshires climate.  Floor-to-ceiling windows bring the Green Riverfront into first floor living spaces, and second story oversized windows provide stunning views of the Berkshire Hills.  Outdoor patios on both floors are recessed into the traditional footprint, allowing you to enjoy the outdoors from the privacy of your own home. Superbly designed and crafted late 1700s early 1800's reproduction colonial built in 2003 & 2004 offering privacy yet just a brief pleasant stroll to the Williams College campus, to the theater, to shops, the library, and restaurants. Bordered on one side by the picturesque Hemlock Brook, this handsome, spacious, comfortable and abundantly detailed home offers 3.6 acres of privacy and choices not found anywhere else in the heart of Williamstown MA.  One approaches the home along a curving paved driveway and first notes the two-sided covered porch which wraps the house in cozy comfort.  No attention to detail has been spared and every possible enhancement has been included. Prepare to be enthralled with the history and detail of this home.  Close enough to the town to be comfy but far enough out to be private.  The owner has spared no effort in creating the unique persona of this lovely reproduction home.  Truly architecturally perfect. 35 Bulkley St. General Information Please explain the difference and pros/cons between open and closed cell foam. Open is better as sound attenuation and closed is able to be used as a vapor barrier and against foundations. Both have similar R-values. Please explain the flood plain status for 35 Bulkley St. e of the FEMA certification letter for 35 Bulkley. I have a FEMA certification the house is above the flood hazard level and thus no flood insurance is required. During extreme flooding conditions the basement will fill to a foot or two of water but will also empty very quickly back into the ground. There is nothing in the basement other than the sump pump and as such there is no harm done to any equipment. All heating, AC, wiring etc. are in the garage well above any flood hazard. What is the correct name of the kitchen granite counter tops?  It is called Rosewood. Is there a central vacuum system in the house? Yes What are the exterior walls; 2x4 or 2x6?  Existing building is 2x4 and new construction is 2x6. Is the heating system zoned or simply controlled by adjusting the dampers in each room? There a 4 zones for the house. Each zone has zone control dampers that are controlled by the thermostat. No manual adjustment of dampers is required. Is there HEPA air filtration on the system? HEPA filters can be used in the air handler for the furnace. The name of the Brazilian hardwood flooring in 35. Brazilian Cherry. The dimensions of the pool. 16’x33’ The general date range you were portraying with finishes in the house and particularly in the living room I would say 1700’s to early 1800’s. The fireplace in the Master bedroom is natural gas. The roofing shingles are in theory “lifetime”. Is that defined anywhere as to a practical life expectancy? Is there a warranty on the roofing shingles and if so do you have the details somewhere? It was a lifetime warranty for the original owner and maybe one transfer. Regardless, a lifetime warranty implies a 50 year shingle. Can you please provide twelve month fuel and electric cost figures? (Separately for both houses please) See below for income and utilities for 2015 and 2016.  The 2015 figure is an educated guess for utilities because they were not separately kept track of until half way through the year. Please mention any special features that we may not have covered. For example, you mentioned the two shallow wells that serve for the heat pump system for 35. You also said those are shut off in the coldest part of the year. Please provide details for this system that I can pass along. Also please explain the current roof mounted and heat pump systems and what they provide for (domestic hot water or pre-heating for baseboard heat for example).  The shallow wells are the supply and return water sources for the ground source (geothermal) heat pump system that provides the primary heating and cooling for both houses. Because they are shallow wells, they get more temperature fluctuation than a drilled well. If the water temperature goes below 40 degrees then the heat pumps will switch to their backup heating source which is natural gas for #35 and electric for #37. This usually occurs for about a month in the February/March timeframe.  The solar hot water system on the roof of #35 provide preheated water for the gas fired hot water tank. There is also a separate solar hot water tank for storing hot water. The solar should take care of most of the hot water needs. There is also the capability to dump any excess solar hot water heat into the pool or hot tub.   Superbly designed and crafted late 1700s early 1800's reproduction colonial built in 2003 & 2004 offering privacy yet just a brief pleasant stroll to the Williams College campus, to the theater, to shops, the library and restaurants. Bordered on one side by the picturesque Hemlock Brook, this handsome, spacious, comfortable and abundantly detailed home offers 3.6 acres of privacy and choices not found in the heart of Williamstown. One approaches the home along a curving paved driveway and first notes the two sided covered porch harkening to the home's prior incarnation dating to the early 1900's. That first impression is quickly altered as you enter the house. Please continue reading by clicking on ''More'' link

The property has 3 bedrooms, 2.5baths, a loft, library, foyer, kitchen and spacious living room. Features include built-in cabinetry; radiant heat in the slate flooring; wood floors & ceilings in the Loft; insulated doors and windows; solar panels; copper counter-tops in the modernized kitchen and much more. A short drive to The Clark Art Institute, Williams College, Massachusetts College of Liberal Arts or The Williamstown Summer Theater Festival. Other exciting venues include the summer home of the Boston Symphony Orchestra known as Tanglewood in Lenox MA. For Dance enthusiasts visit Jacobs Pillow in the Berkshires. Hiking, snow skiing, and nature activities communing with the outdoors and all the Berkshires offer makes living in Western Massachusetts delightful! OWNER HISTORY PROVIDED: Welcoming you to travel through history as your enter 2325 Hancock Road.... In 1997, we made the decision to expand our building and design business. We needed a location that was easily visible and easily accessible for lumber truck deliveries. Shortly after this decision, this wee house had a For Sale sign on it. Because of our was still in elementary school, it seemed like kismet. We bought it immediately. Realizing how difficult it is to design for yourselves, we took our backgrounds and passions to create an "imaginary" client for ourselves. So, the owners became a Finnish explorer (born on the Russian border) and his Scottish, artist wife. We also love utilitarian buildings, particularly late 19th century carriage barns. The vision was born! The house would be a converted carriage barn and tack shop for the Berkshires, summer home of our clients. The main house has the ambiance of a Scandinavian/Russian "dacha". And, how we laughed when we realized these clients were, of course, close friends of the Russian painter, Marc Chagall---hence the "Chagall" range hood. Our daughter took a studio course in college that focused on copying old masters. She is our "Chagall." When the original house was gutted, it was apparent that it had once been a one room school house. I went to the Registry of Deeds and found that it was Hancock School No. 4 and built in 1842. We also learned from a local historian, that it had also served as a stage coach stop and tavern. This explained the layers of "treasures" we found while excavating. Form the 1950's "Bubble Up" soda bottles to dozens of horseshoes in various sizes and old liquor/medicine bottles to thick, glass inkwells and iron toys. Of course, our imaginary clients would want to preserve as much of this history as possible. When it came to the 2nd floor, we decided to have the house "time-travel", as though the original owners had handed down the property to children and grandchildren. Most old homes have this evolution. So, we kept the utilitarian doors of the tack shop and surrounded them with glass to access light and views. The story of this house is a time continuum of a circa 1900's "dacha" to an 1880's Library to an 1842 tack shop and a millennium studio and office. All with the loving touch of the Finn and the Scotswoman. Lynn and Ed. Immaculately maintained and well loved. This gorgeous home in Hancock offers the lowest property taxes in the Berkshires. Once upon a time it was a local school house. Now with additions tastefully added the home offers both the rustic ambience and the modern conveniences you have come to expect in the Berkshires.
